| Leycroft is set in its own valley
at one end of Perrancoombe which is nestled between Perranporth
(famous for its sandy 3 mile long surfing beach) and the
picturesque, historic village of St. Agnes. The Cathedral
City of Truro and the south coast are only 7 miles across
country. The Eden Project is a short run up the A30. Lands
End is less than 30 miles and Newquay only 7 miles away.

| From Exeter continue on the A30
through Launceston and Bodmin. Approximately 20 miles from Bodmin
the road will ascend a hill to a roundabout (look out for windmills
on right), a couple of miles the other side of the roundabout there
is a right turn signposted to Perranporth. Follow this road through
Goonhavern to Perranporth.

| Continue through the town until
you see a Lloyds TSB Bank directly in front. Before the road bears
left and uphill you should follow the sign to Perrancoombe, leaving
the town road by proceeding straight ahead on the road that passes
just to the right of Lloyds TSB.

| After approximately 1 and a half
miles signs indicating the National Speed Limit appear over the crest
of a slight hill just before the road bears sharply to the left and
uphill. At this bend turn right by going straight ahead (!) between
the delimiter signs. (At this junction there is a sign for Leycroft
Valley on your right). N.B. Take care on the blind bend approximately
a hundred yards down this road. Follow the narrow and winding road
for just under half a mile. Leycroft Valley will be found on the right.
