Nancenoy was originally a row of four cottages, which have been converted into a four bedroom house. The cottage sits on the side of a secluded, wooded valley, in an area of "outstanding natural beauty". Nancenoy is a small hamlet, including the renowned Trengilly Wartha Inn, with Constantine, the nearest village, about one mile away.

It is an ideal house for a variety of different holidays - sailing, beaches, walking, sightseeing, gardens, eating, and golf or just relaxing in a traditional Cornish cottage.


The cottage comprises:

Ground floor
Large sitting room, with traditional stone fireplace and wood burning stove, and TV.
Dining area with pine table seating at least 10.
Big kitchen, with cooker, fridge, microwave, and storage cupboards.
Utility room with shower, w.c, washing machine and coat hanging area.

First floor
Over the sitting room are two large double bedrooms, each with a wash basin.
Above the dining/kitchen area is the main bedroom, with en-suite bathroom with w.c, and a large airing cupboard.
The fourth double bedroom is over the utility room.
All bedrooms have twin beds except the main bedroom, which has a double bed. A cot is also available. All bedrooms have hanging space and ample clothes storage.

Outside
In front of the cottage is an attractive, secluded lawn garden with a barbecue and two tables, and a well-frequented bird table. To the rear is a paved area, with rockery, and several outhouses (now used for storage, one available on request)

The entrance to Nancenoy is by a private lane off the Port Navas to Gweek road, with parking for up to four cars.

Cooking, heating and lighting are supplied by mains electricity. Water is by private supply.

The property is in very good decorative repair and is comfortably furnished throughout.
Baby-sitting may be arranged upon request.


Shopping

Constantine has two excellent local stores, selling all daily and general goods. The nearest big supermarkets are Tesco in Helston, and Asda at Penryn, both 15 minutes drive, both with petrol stations.
Helston and Falmouth have all main banks and a good selection of shops.

Rates

The rates include electricity, heating, linen and towels, which are all changed weekly.

The rates are based on between 5 and 8 occupants.

A deposit of 25% of the rent is payable on the confirmation of any booking.
This deposit is non-refundable.

Conditions

July and August weekly lets are from 2.00pm on Saturday to 10.00am on the following Saturday.

While pets are welcome, a surcharge of £5.00 per let is made to cover the additional cleaning involved.
